Big Sky Enterprises LLC

Commercial real estate development, financing procurement and design-build construction services in Gibbsboro, New Jersey

Second-generation construction professionals, Mike and Ryan Regina, began their careers working alongside their father, Lou Regina. They learned through his mentorship for 10 years before setting out on their own, founding Big Sky Enterprises LLC in 2003. “We brought our first project to the table when we were working with our father, who decided at that point we should start our own company to chase the opportunity,” explains Mike.

More than 12 years later, Big Sky is a fully fledged construction management firm. With eight internal employees, the business incorporates the full spectrum of construction services — concept to completion. “We manage and execute site selection; we provide architect and engineering management; we broker the financing and do the construction,” says Mike. “We have a soup-to-nuts business model, especially with the financial arm we bring to the table.”

Big Sky Enterprises LLCAs a service-based firm, building relationships is critical to the success of Big Sky. “We like to consider ourselves the Disney of real estate,” Mike explains. “We are very relational in our approach. We have a holistic approach to our design phase, ensuring that we have input from all the subs and suppliers as well. We work hard on eliminating change orders.”

Distinct projects

Big Sky has been growing steadily since inception and made the Inc. 5000 in 2015 coming in at No. 1,133. The company is the second-fastest growing in both New Jersey and the Philadelphia market. The team’s target market is primarily religious facilities — approximately 50 percent of the company’s projects are churches — with the rest spread between health care, education and commercial work.

The company recently completed Marlton Field House in Marlton, New Jersey, a 50,000-square-foot indoor sports facility consisting of indoor soccer fields, basketball courts, a youth center, offices and a few large party rooms. “We did everything but site selection,” says Mike. “We managed development, assisted with finance and managed construction.”

“Additionally we are doing a 70,000-square-foot church with a 2,000-plus-seat sanctuary in Medford, New Jersey,” he adds. “It will be completed middle of next year. They were working on this project for quite some time — 10 years, actually —a so we came in to help them finalize the approvals and plans with the architect, got the project financed and now we’re doing the construction.”

In 2014, Big Sky completed work on the 24,000-square-foot, 44-bed Ambrosia Treatment Center. “This is a project we are really proud of,” notes Mike. “We provided value engineering, which really got us the project. Most of our projects are negotiated build-to-suit, but this was a bid. We wrapped up phase one last year and we just signed with them to do phase two. That’s a great testimony to our service and our relationship.”

Relationship-driven success

As far as the construction phase of projects goes, Big Sky operates specifically as a construction management entity. The business has strong, longtime relationships with a number of reliable subcontractors throughout its service area. These relationships ensure quality, safety and efficiency on the job site as Big Sky site managers keep everyone on the same page throughout the duration of a project.

Value engineering has also played a significant role in the company’s growth over the years. In some cases, Big Sky has been able to save project owners hundreds of thousands of dollars. Big Sky operates as a liaison between architects and owners, seeking cost-saving compromises that will allow end users to invest in more at the end of the day.

Big Sky Enterprises LLC“It’s all about the people,” explains Mike. “We have the best clients and a great team. We’ve determined roughly 90 percent of our projects are build-to-suit. There is a relationship established prior to going into a project. There is a trust and friendship and we continue that on. The people we surround ourselves with, on the professional side or vendor side, we consider them all partners. We are not above anyone. That approach is what has allowed us to be successful.”

With the right team in place and a network of lasting client relationships, Big Sky is looking ahead to growth. “Over the next few years, we are looking at expanding our reach regionally,” Mike explains. “Right now we are working in Pennsylvania and New Jersey, looking to expand more into Delaware and parts of Maryland. Overall, we’d like to grow throughout the mid-Atlantic.”

Regardless of where the company’s geographic footprint expands, Mike and his colleagues strive to allow clients to focus on building their organizations while Big Sky Enterprises LLC efficiently manages and executes development, financing and construction.
