H&H Homes (H&H) has been building for homebuyers in North Carolina for almost two decades, and the Fayetteville, N.C.-based company has grown to be the largest homebuilder in its region, which includes Fayetteville, Jacksonville, Goldsboro, Raleigh and Pinehurst.

“We’re home builders for single- and multi-family communities, but what sets us apart is the fact that we bring experience from decades in the real estate industry,” explains Greg West, president of H&H. “We don’t just build homes. As a company, we’re a Realtor, a mortgage company and a home building company all rolled into one, so the client only has to deal with us when they want to buy a home.”

Having experience selling homes rather than just building them has been the firm’s biggest strength through the years, according to West. “It’s exactly because of our background in the real estate business that we have been so successful,” says West. “It gives us a better handle on what it is that the customer wants and what the marketplace is really missing, so we come into the market from a very different perspective than a general contracting company does. Many of our clients work at one of the military bases and sometimes their needs can be very specific, and it’s because we have been in the real estate market here for so long that we are able to understand those needs better than many other home builders.”

Trusting Traditional Markets

H&H is proud to offer high-quality homes that respect the realities of home ownership – that are affordable and fit comfortably into a buyer’s financial budget, and that offer more livability and more sustainability while being more inexpensive to maintain. Buying materials in volume, H&H passes on savings to the buyer. The company constructs homes that will weather the elements and are built to the highest energy efficiency standards. And, best of all, the homes are located in the best neighborhoods.

H&H provides small, but meaningful touches to customers throughout the home-building process, such as a walk-through book and a celebration basket the day a buyer closes. The company utilizes the Great Expectations Management Systems (GEMS) to enable teams to tend to the needs of the homebuyer throughout the buying cycle and beyond. It’s this meticulous attention to detail, coupled to a dedication to cost efficiency that has helped the company through nationally depressed times. However, the H&H market, which includes properties around Fort Bragg and Camp Lejeune, has actually had its own unique considerations to navigate.

“It’s easy to forget that the national market is made up of a bunch of regional markets,” reflects West. “So, even though our housing market has been doing pretty well over the past few years, it can be tricky to find qualified homebuyers. Many of our clients are affiliated with the bases in the area and it’s often the case that the house they sold to transfer here was sold in a market that is struggling. It really shrinks your client base, because it means that they have less money to buy a house with.”

H&H has recently consolidated its efforts to focus on a wider variety of markets in two specific geographical areas. “We really established the business building starter homes and homes for clients looking to move up from their starter homes, but we’re starting to move into some higher-end developments,” says West. “Our main focus in recent years has been in the Fayetteville and Jacksonville areas of North Carolina, which are very busy areas because of the military presence.”

Branching Out

“We’re really known for our typical homes, which are more or less in the $200,000 range,” expands West. “More recently, though, we have been developing Birkdale Village, a high-end residential development in Pinehurst, N.C., near the Pinehurst Resort, which is famous for its PGA Golf Tournaments. It’s a new move for us and hopefully it will allow us to expand our client base.”

The firm has also been an integral part of the revitalization efforts of downtown Fayetteville, N.C. “We built a multi-family condominium development in the historic 300 Block of Hay Street in Fayetteville,” says West. “It’s something we really enjoyed doing, even though we don’t think of it as being a definitive move for us.”

The development is a key part of the revitalization efforts being undertaken by the city, as outlined by the Chamber of Commerce, which will offer housing incentives to military personnel in an effort to populate the downtown area and attract more businesses and retail opportunities.

Proud of past projects but concentrating on being proactive, West expects to see H&H’s housing markets undergo further recovery within the next year or two, and management is keeping busy looking for opportunities to apply the company’s renowned customer service. “Right now, we’re still seeing a healthy enough market and we’re able to manage about 30 home sales a month. We’d like to see more, of course, but we’re pleased with that number,” he says. “We just need to make sure that we are as efficient as possible in the meantime.”
