Since 1946, Bob Schmitt Homes Inc. (BSH) has been a trusted name in the high-end residential construction and development market. Located in North Ridgeville, Ohio, BSH builds approximately 20 homes per year with a combination of quality materials and superior design to create the dream home of each client. “We don’t just build homes — we build neighborhoods and communities,” says Mike Schmitt, president and CEO of BSH.
Founded by Schmitt’s uncle, Bob Schmitt, BSH has remained a family-owned and -operated business since the beginning. BSH began by building standard World War II box-style houses until Schmitt’s father, Ed Schmitt, joined the company as an architect in 1958, after serving in the United States military. “My father was an architect in the ROTC program,” says Schmitt. “BSH became a very customized operation when he joined.”
A talented team
The foundation for BSH’s long-term success is based on the company’s reputation for working with each customer as an individual. The BSH on-site architectural staff is available for free consultations on designs for new single-family and cluster homes year round. With architecture and design experts, BSH works with each client from start to finish customizing every home to the specific needs and desires of the customer. The company hosts daily open houses with its model homes seven days a week, which are also available by appointment. With its in-house real estate team, BSH is able to assist all clients at any time.
As a company that focuses on building neighborhoods and communities, BSH maintains a commitment to green building. “We always take into consideration the environment of the neighborhoods we create,” Schmitt explains. “We consciously choose to build homes in ways that reduce environmental impact and provide energy savings, long-lasting value and comfort.”
After 70 years in business, BSH has established a strong network of subcontractors and strategic partners that have assisted in the success of the company. “We keep our subs as partners with the company and treat them just as though they were employees within our organization,” says Schmitt.
As a custom builder and design firm, BSH is able to work in a tract home-pricing method. As a general contractor with both in-house and subcontracted trades, BSH is able to keep each unit well within the client’s budget. “Most of the custom homes being built in our area are averaging about $250 per square foot when you incorporate the house, land and landscaping,” Schmitt explains. “With our ability to maintain control over the entire process, we are able to build custom homes for about $150 per square foot.”
Building upon tradition
With such rich history, BSH has built a solid reputation throughout North Ridgeville and the greater Cleveland area as a company that stands behind its work. The company has also been able to maintain strong employee retention as Schmitt still works with some of the people he learned from back in the ‘70s. “We have a landscaper still working for us who is 75 years old,” says Schmitt. “I still go out into the field every day as well and do some framing and foundation work.”
The opportunity to drive through North Ridgeville and view the communities and neighborhoods that BSH has developed is what gives Schmitt the biggest sense of pride about his company. “It’s great to drive through these neighborhoods and know that I had a lot to do with it,” he adds. “With the older developments it feels good to know that my dad and uncle were involved in them and that they are still around and have a history of their own.”
With steady growth expected for BSH, Schmitt has no plans for retirement. “At 58 years old I don’t see myself slowing down,” he shares. “I plan to follow in the footsteps of my father and uncle and remain working for the rest of my life. I enjoy it too much to stop.”
