For more than 50 years, Beztak Properties has been designing, developing, building and managing successful, award-winning senior living, multifamily apartment and commercial properties throughout the United States. Based in Farmington Hills, Michigan, Beztak serves these niche markets across the country by delivering more than just a solution, but the best solution suited to fit the particular market.
“I think what really stands out about Beztak is the product we deliver,” says Sam Beznos, managing partner of Beztak. “We’re not a merchant builder and we do not repeat building designs. We design every building from scratch for every new development, taking into consideration the location, including the unique attributes of the land, design trends, demographics and market demand. At the end of the day our product is far superior to those of many of our competitors.”
It’s not just new development that has made Beztak a trusted name in the business. “We have products that are 30 to 40 years old that still lead the market because of our approach, well-suited solutions, and maintenance and care” adds Beznos. “We don’t cut corners because Beztak is going on its third generation of family ownership, dating back to the early 1960s.”
Turnkey design, construction and development
Over its history, Beztak has pioneered development with the ability to function as a complete in-house design, construction, development and third-party management firm with a unique perspective on creating properties that match needs in any number of markets. “Our home base is in Farmington Hills, but we have a regional office in Florida and have worked across California, Arizona, Tennessee, North Carolina, Washington D.C. and other areas,” notes Beznos.
Beznos says Beztak’s strong suit is working as a one-stop shop for complete real estate development. “We can take a raw piece of dirt and get all of the zoning approvals and then design, build and manage, vested for the long term from day one,” he says.
Performing all aspects of the process in-house ultimately makes Beztak better at its craft. “There are many groups that jump in at different points in the process, but we do it all and that makes us a better developer because we understand demographics and market demand,” he explains. “Based on our building experience, we have a better understanding of what works from a construction standpoint.”
Although it depends on the market, for the most part Beztak completes turnkey projects, 100 percent in-house. “There are certain markets where it makes sense for us to use a general contractor and lately things have been so busy that it’s hard to find enough trades,” he says. “At times we’ll bring in an outside general contractor but we always have our own owner’s representative and construction department as oversight.”
Forward-thinking residential and senior living
Two product lines that Beztak has become nationally recognized for are multifamily apartments and senior housing. “We build a better apartment community than others because we design every project from the beginning, based on the natural environmental conditions of the land and typography – we look at all the factors,” he says.
Beztak is one of the nation’s leaders in the residential apartment industry. With more than 15,000 units developed and some 11,000 units currently under management, the company’s portfolio contains a variety of premium apartment communities in diverse markets across the country.
A highlight project completed several years ago by Beztak in Phoenix is the signature Sage Apartment development. “This apartment development is not conventional in any way, shape or form,” says Beznos. “All units are complete with high-end finishes, including European-imported cabinets, double vessel sinks, large laundry rooms and special workstations. Each home has an open floor plan and an abundance of natural light.”
Another standout multifamily apartment community conceived, designed and developed by Beztak is Arbor Brook in Murfreesboro, Tennessee, a showcase of luxury apartment living. Available in one, two and three bedroom high-end units, residents at Arbor Brook enjoy a wealth of top amenities included in every floor plan.
Design highlights include gourmet kitchens featuring maple cabinetry, walk-in closets, full-size washer and dryer and even attached garages. Just outside the doorstep, residents can relax by the pool area with an expansive deck or unwind at the fully equipped fitness center.
Beyond residential development, Beztak also excels in five-star resort-style senior living developments. “Our approach is a design that’s exciting and innovative for active seniors, similar to five-star hotel living,” says Beznos. “This includes all of the related services and amenities and a product that is far superior than anything offered on the market.”
“We have pulled architects and designers who have worked on projects all over the world to work on our senior living communities,” adds Beznos. “The goal is to give the public something a little different – something that’s modern, bright and interactive, much like some of the most exclusive and high-end hotels in the world. This same focus trickles down into management – in the events and activities offered on-site. Seniors in our communities enjoy world class musical performances and university-style lectures as well as engaging cultural activities.”
Situated in the heart of the community
In July 2015, Beztak is set to open the All Seasons independent senior living community in Birmingham, Michigan – a 131-unit development with state-of-the-art design and innovations. The community offers spacious one and two bedroom senior living apartments complete with a rooftop terrace and sky lounge, overlooking scenic downtown Birmingham as well as a dramatic main living room, well-stocked library, fitness center, computer bar and multiple game and event rooms. The community will also feature several live/work units for those residents who wish to continue operating a home-based business or practice.
“Designed with plenty of living and dining space, private balconies and patios, spectacular kitchens featuring quartz countertops and ceramic floors, and well-appointed bathrooms, the residences at All Seasons of Birmingham represent the future of senior living apartment homes,” says Beznos. “This community is located in the heart of the downtown active cultural scene in Birmingham, steps away from boutiques, cafes, lounges, restaurants and entertainment venues. This means residents don’t have to settle for anything less than an active lifestyle.”
2015 continues to be a busy year for Beztak in the senior living sector. “We’re beginning construction on two more senior communities this year in Naples, Florida and Tucson, Arizona,” adds Beznos.

As an active member of the National Multifamily Housing Council (NMHC), Beztak is able to keep pace with the ever-changing real estate market. “NMHC offers networking opportunities and educational programs, but it’s the information regarding industry trends and technology that has been really helpful for our business,” says Beznos.
“Real estate is just catching up to other industries in terms of technology and NMHC helps us stay at the forefront of changes.”
NMHC also provides political leverage by lobbying for issues that affect members. “NMHC ensures that new laws and regulations coming out allow for continuous investment and activity in the real estate world so the market remains healthy,” says Beznos.
