In the first quarter of 2015, Miami-based developer, ahs Development Group LLC, broke ground on a new planned residential development in Princeton, Florida, the Village at Princeton Groves. Completed in July 2016 — with a rapid, 18-month turnaround, the community offers 216 residential units, divided into six cohesive, three-story structures designed in urban-garden style.
Planned in accordance with Miami-Dade County’s Comprehensive Developmental Master Plan and the Princeton Citizens’ Charrette Area Plan, Princeton Groves combines community identity, comfort and convenience. The walking-friendly neighborhood not only promotes green public transportation opportunities, but also features distinct amenities — making it desirable to professionals and families who value easy commuting as well as leisure time.
Strong community ties
The ahs Development team strives to strengthen communities with each new project. A local, community-sourced development plan significantly aided this mission.
The Citizens’ Charrette Area Plan, the product of a seven-day community workshop, lays the groundwork for new development in Princeton, Florida. As Miami-Dade County experienced a development boom in the early 2000s, community members sought to create a framework for future growth.
Taking into account natural waterways, public transportation and thoroughfares, a local agricultural history, and the social and economic needs of the region, the plan permits creative use of space while preserving a strong, local identity. Since its implementation in the region, Miami-Dade has successfully promoted controlled, forward-thinking urban growth.
“We believe so strongly that middle-class families help drive market activity and generate capital for our community that we fund all of our projects through private equity and project financing,” says Javier Portocarrero, project manager for ahs Development. “Our goal is to develop and maintain exceptional multifamily housing and to build prosperous neighborhoods near a strong base of employment, schools, public transportation and residential amenities for medium-income families.”
Quality of life is king
ahs Development prioritized the social and familial aspects of a well-planned community in the design and construction of Princeton Groves.
On the premises of Princeton Groves, residents enjoy a variety of community amenities geared toward active, social living. The property offers tree-lined streets and green, manicured lawns, an outdoor pool with a canopy area and a children’s play area. A community club house features a resident gym with changing rooms and restrooms, a multipurpose room for community events and managerial offices.
Inside Princeton Groves’ six buildings, one-, two- and three-bedroom apartments provide respite for working professionals and families. On trend with recent developments in multifamily housing, interior comforts include finishes more traditionally associated with high-end, single-family homes.
Hardwood floors adorn these tasteful, modern living spaces. In the kitchen, residents enjoy rich, wooden cabinets and stainless steel appliances, with each unit including a dishwasher, garbage disposal, refrigerator and microwave. Central air conditioning and in-unit washers and dryers round out residential convenience.
The buildings themselves feature high-end facades and exterior, metal-arch canopies to shade windows and reduce energy consumption. Balconies and patios connect residents’ indoor experiences with well-landscaped grounds.
Exterior features
ahs Development built landscaping, driveways and sidewalks to improve ease of travel for residents.
Many of the community’s dwellers commute by personal automobile, making surface parking critical. Future expansions to surrounding roadways will increase on-street parking as well. To encourage public transit, ahs Development selected a site within walking distance of the Miami Dade Transit Busway, which connects with the Metrorail that serves Downtown Miami.
The community’s design also improves access to local attractions, including parks, shopping and a scenic canal. Princeton Groves’ landscaping and paths encourage pedestrian use, tying in with Princeton’s walkable town layout.
As Princeton Groves takes root in the town, ahs Development Group LLC will remain involved via property management, constantly seeking ways to improve community design and function.
