Monitor Builders Inc. and DiGiorgio Associates Inc.

Health care professionals with architecture, engineering and construction capabilities

One of the things that makes the team of Monitor Builders Inc. and DiGiorgio Associates Inc. (DiGiorgio) so special is the area of expertise. John Weaver, president of DiGiorgio, explains that there are two different areas of focus to ensure the highest quality on every project.

“We have DiGiorgio, which is an architecture and engineering firm, and we have Monitor Builders, which is our construction firm,” John elaborates. Splitting the company into two areas of expertise allows the team to focus on design-only, build-only and design-build projects.

Background in health care

DiGiorgio was incorporated and founded in 1984 by John and Domenic DiGiorgio and predominantly specializes in health care facilities. “We have always done more than 95 percent health care work in every year,” says John.

Furthermore, Monitor Builders was incorporated and founded in 1988. Steve Kovacs, president of Monitor Builders, was integral to the start of the company.

The Boston-based companies work with a variety of clients ranging in project sizes, budgets and project building types. DiGiorgio has established the company’s mission: to be dedicated to creating innovative and appropriate design solutions that meet and exceed the client’s needs.

Currently, all of the companies’ work is located in New England, except for one project in the southeast. John explains that the specialty project in the southeast arose after a CEO who DiGiorgio had previously worked for at a hospital brought the company in to join his project team.

“The companies are primarily working on acute care within the health care field,” John says. “We’re also working on nursing homes, assisted-living facilities, community health centers and all types of outpatient facilities, either for hospitals or for independent organizations.”

The projects that DiGiorgio has worked on in the health care community have been substantial and numerous and are economically both large and small.

Previously, DiGiorgio worked with Huggins Hospital in Wolfeboro, New Hampshire, to develop its new 101,000-square-foot replacement hospital. Furthermore, the company is involved in the design of an assisted-living facility for D’Youville Life & Wellness Community of Lowell, Massachusetts, for a 60-unit project catering to enhanced care and memory care; the project is approximately $12 million.

Monitor Builders, under Steve’s project leadership, is also doing a $1.6 million women’s imaging center in combination with other outpatient services, as well as designing a $13 million addition and renovation for a new emergency department for Lakes Region General Healthcare, DiGiorgio and Monitor Builder’s oldest client of 30 years.

“We do some work for federal, state or local governments, and are looking to increase in this area,” John details.

DiGiorgio works primarily with nonprofit hospitals and community health centers, as well as for-profit physician groups and nursing homes. “Our services include full-service project planning, master planning, programming, mechanical and electrical engineering, architecture and interior design all within the DiGiorgio household,” states John. “The Monitor Builder’s household features slightly different services, for instance construction management and design-build services.”

The companies are extremely diversified in services. “We can provide full services in either design-build or integrated project delivery methods and most of our services are performed in-house,” says John.

Down the line

In the next few years John foresees both companies continuing to develop already acquired success, while focusing on client satisfaction. “We will continue to develop an even stronger emphasis on our design and construction synergy,” he details.

The current goal of DiGiorgio and Monitor Builders is to give each client less need to monitor projects, seeing as that is the responsibility of DiGiorgio and Monitor Builders as project manager, architect and builder. “We have even started performing some services as a formal owner project manager and we will continue to strengthen our architectural, engineering and construction capabilities,” explains John.

DiGiorgio describes its approach to be design empathy. The company has learned to identify the concerns and needs of the clients and synchronizing those needs with its own, as well. The company is celebrating its 30-year success, as well as its appreciation for clients and employees, which has only continued to grow.

“We still believe in local civil engineers and we’re linear in our services, as well as menu-driven, which means that if someone only wants part of our services that’s fine,” explains John.

Working within the health care community, DiGiorgio has found incredible success in both profit and nonprofit organizations. Monitor Builders Inc. and DiGiorgio Associates Inc. specialize as two different corporations; however, whether operating as two separate entities or a whole, the end result is remarkable.
