Building a Community and a Place to Call Home

For nearly 25 years, brothers Kal and Kam Takhar have made an extraordinary team. The pair joined forces in 1989, founding Crown Development Inc. (Crowne). While neither had experience in the field, Kal and Kam were ready to tackle the challenge head on – and with a clean slate.

Kal, holder of a California real estate broker’s license since 1995, now manages Crowne’s sales, marketing and land entitlement process. Prior to the founding of Crown, Kal held a management position with Household International Inc. for a period of six years, which enhances his ability to steer Crowne to success.

Meanwhile, Kam, holder of a California contractor’s license since 1989, manages Crowne’s office administration and construction operations. A bachelor’s degree in business with a concentration in management information science from California State University at Sacramento well-prepared Kam for his current leadership role at Crowne.Crowne Development Inc.

Eventually, Kal and Kam acquired a single residential building lot, and Crown (formerly known as Takhar Development) began to take shape. “We bought our first lot in 1989 and I quit my branch manager position and we went at it full force,” Kal explains. “Things continued from there and we’ve experienced a lot, including the ups and downs of the residential real estate market.”

Since inception, Crowne has focused on building more than a home, but communities to fit the ever-changing needs of a variety of homebuyers. “Since 1989, we have built communities ranging from first-time homes to luxury homes with 5,000-plus square feet of living space. We consistently offer distinctive, high quality homes. We strive to create beauty, value and quality design and construction in every community we build.” – the company’s website reads.

Crowne resides in Yuba City, Calif., which is approximately 40 minutes outside of Sacramento. “Over the years, we have completed all of our projects in Yuba City,” reveals Kal. “In fact, we have completed the construction and sale of well over 1,000 single-family homes.”

According to Kal, the company’s largest project to-date included 219 homes developed in multiple phases. “It was built over a few years in Yuba City,” he continues.

Kal goes on to explain that during the peak of the market between 2004 and 2005, Crowne simultaneously had over 100 homes under construction. “Now we’re branching out into Sacramento, and have shifted to completing smaller in-fill-type neighborhoods,” he says.

A New Market and a Gut Feeling

Kal says keeping up with an ever-changing residential market is not an easy task. “A lot of it is just timing and some of it is a gut feeling,” he explains. “After many years working with real estate, our experience has paid off but you have to constantly keep an eye on the market in order to make an informed decision. Right now, the best decision for us is development in Sacramento.”

Crowne has several higher-end projects slated for development early next year and currently in the works in California’s state capitol. “We believe this to be a good location for high-end, in-fill development,” Kal explains. “Being in a larger metropolitan area, a larger segment of the population can acquire a home in the $500,000 to $600,000 price range.”

One of the luxury residential developments is Crowne’s Legacy Landing community. “Legacy Landing is right off I-5 in the south part of the city, known as the Pocket area,” explains Kal. “We broke ground in early October and we’re aiming for completed homes during the second quarter of next year. These homes start in the low- to mid-$500,000 range.”

Crowne also has a 46-lot project in progress, Mushchetto in Citrus Heights. “This project will have homes starting in the $300,000 range,” Kal explains. “There have been some challenges with this project. Wading through government agencies for approvals has slowed things down, but we’ll be wrapping this up this year and be ready to break ground in spring 2014.”

The company has also acquired some finished lots in a gated community, Village Estates, in Fair Oaks. Additionally, the team is currently undergoing due-diligence on a couple of other locations in the Sacramento area.

A Step-by-step Process

No matter the community or area, Crowne offers a customizable solution and the support to allow homeowners to make an informed decision. “We have recently designed new floor plans and elevations that include an array of flexible changes to these floor plans, so customers can choose what’s going to work for them and their lifestyle,” Kal explains. “One of the first steps in the process is making selections such as colors and materials, so they have the ability to personalize their home. We offer many options that are included in the base price of the home to better meet their expectations in this price range.”

Under Crowne’s home buying process, the company offers a step-by-step layout for a new homebuyer. “Purchasing a new home is a very exciting experience. The process requires many details to be decided and arranged. While Crowne is building your new home, you will participate by taking care of several important aspects of the purchase, all of which are in a detailed, organized, efficient and low-stress process.” – the company’s website reads.

From applying for a home loan to closing, Crowne offers superior support. “Our process outlines what’s expected of our customers and of us, so there is less confusion,” explains Kal. “Everything is right on our website for customers to refer to. Once they move into their new home they know what’s covered by our warranty and what is routine maintenance for them as the homeowner; the Caring for your Home section of our website works well and it gives customers something to fall back on.”

Kal says he sees a bright future in the company’s quest of the Sacramento in-fill market. “Being a small builder allows us to plan, change and react to market fluctuations efficiently and without all the constraints of large builders.”

According to Kal, when the recession hit, the company was fortunate not to possess an abundance of inventory of finished homes or land. “Some of it was just plain luck and timing,” he continues. “But if you watch the indicators and know how to interpret them you can at least make an informed decision.”
