LIV Bel-Red Apartments – Venture General Contracting LLC

High-end apartment complex offers residents numerous amenities

Completed in December 2015, LIV Bel-Red Apartments adds to the ever-expanding portfolio of multifamily residential projects completed by Venture General Contracting LLC (VGC). Located in Bellevue, Washington, this high-profile apartment project is a capitalization on a vacant former nursery that remained dormant for more than 25 years.

LIV Bel-Red is a residential apartment complex with 450 residential units across four towers that range from three to eight floors. The project was completed in two phases, including a two-story excavation process for below-grade parking. The building also offers on-grade bike storage, three separate fitness studios and two rooftop decks with shared outdoor kitchens and urban gardens. The building is a wood-frame structure with a HardiePlank and Panel, brick, metal and concrete exterior façade.

High-end living

With spacious, well-designed units that feature the best quality, including gourmet kitchens, LIV Bel-Red is a community designed from the ground up to reflect the latest in apartment living. The facility includes a stormwater retention vault, substantial landscape amenities, and roof decks with televisions, garden areas and trellises. “I’ve been in the business locally for 40 years and it’s one of the most beautiful apartment complexes I’ve ever seen,” says Bruce Moe, director of multifamily construction for VGC. “It has also been well received by the community, which is very important.”

LIV Bel-Red is not short on amenities. Residents are able to enjoy the benefits of a true urban community created by four stylish new buildings. The indoor features include concierge services, a business center and conference room, a sports lounge and a two-level fitness center. Outdoors, occupants enjoy a community organic garden, outdoor fire pits with covered seating and a dog run.

Over the two-year construction phase of LIV Bel-Red, many obstacles were met and overcome due to VGC’s experience and expertise in the multifamily residential sector. “With an influx of residential construction in the Seattle metropolitan area, subcontractor availability became sparse. Costs of subcontractors and materials have increased dramatically as well,” Moe explains. “The timing of the completion of this project worked out well.”

For such a high-profile project as LIV Bel-Red, VGC hired the best subcontractors it could find, which included partners the company had worked with in the past. VGC also maintains the capability to complete certain aspects of the work with its own in-house labor and carpentry crew. “By not exercising the subs needlessly on pricing, running them through scheduled fire drills and then adding the fact that we issue contracts, change orders and payment efficiently and quickly, we get preferred pricing and we work with them to manage all of our schedules on multiple projects so it is a collaborative, cohesive process,” Says Moe. “Our in-house construction crew, as well as office staff, is the best team I’ve ever worked with during my 40 years in the business.”

A fitting close

After a long and successful career in the industry, Moe is happy to have LIV Bel-Red be his swan song, although he remains active a few days a week on preconstruction and planning. The facility’s completion date was Dec. 17, the day he began his retirement. In regard to the construction process as a whole, Moe says that both phases of the construction of LIV Bel-Red included many aspects that made him proud to be involved with the project as one of his final jobs with VGC. “We had, in my opinion, one of the best architects in town on this job,” he says. “We worked with a great owner who was available to answer questions when we needed them answered, which prevented any delays.”

Before joining VGC, Moe spent 25 years as the owner of one of the largest construction firms in Seattle where he contributed to more than 10,000 residential units and nearly 10,000,000 square-feet of commercial space. With a degree in mechanical engineering and experience as a designer-engineer, Moe has been considered a Pacific Northwest frontrunner in the multifamily housing industry. While enjoying retirement, Moe will continue his passion for hunting, which he does all over the world.

With the exterior of LIV Bel-Red designed to feature a distinct look, with a fair amount of modulation and a variety of materials, Moe and his colleagues at VGC have been able to offer Bellevue residents a solution that fulfills a longstanding need. The internal culture at VGC was crucial in coordinating the right people for each task involved in the project.
