“We had a very low density per acre and there is actually a very large amount of open space for a project of this type,” says Mark Guest, associate with O’Brien Architects. “The owners wanted a very high design aesthetic for the building, so we probably went a little above and beyond on the exterior finishes than we normally would have.”
Hurdles and solutions
Construction on Jefferson Center began in 2013 and was wrapped by 2015. While the $30 million project originally had a tighter deadline, road blocks in the property purchase phase stretched out the schedule to a more manageable pace.
Developers faced a number of challenges during the construction of Jefferson Center, not the least of which was dealing with city codes that limited the number of apartments that the development could include. This hurdle on the municipal level required O’Brien Architects to phase the development as two separate projects, building each half of Jefferson Center as a separate development divided by a fence and each with its own leasing center.
“Eventually we went back and applied for a variance that allowed us to make it into one large project, so now you can go through the property and get from one phase to another without the intervening fence,” says Guest.
