Bringing a personalized touch to homebuilding in Sacramento

Since 1989, Crowne Development Inc. has been delivering residential developments with a custom touch to homeowners throughout the greater Sacramento area.

Headquartered in Yuba City, California, the company specializes in the construction and development of communities that range from simple starter homes to expansive luxury residences.  Crowne offers a range of features, floorplans and upgrade options to meet every customer’s taste and budget.

The company was founded by brothers Kal and Kam Takhar, who joined forces 27 years ago to acquire a single residential lot have grown Crowne into a well-respected name in the local market, completing more than 1,000 homes since its inception.

“We’ve built 100’s of custom homes over the years, and while not all of our projects are custom, that filters into all of our products. We’re always making sure we’re changing our designs and offering new features and our products are generally very well accepted in the market because we’re on top of what people want and we keep the quality high,” says Kal Takhar, CEO of Crowne.

Building a wide range of products

Two current projects at Crowne represent the company’s ability to excel in distinctly different market sectors.

Geared toward the middle-upper end of the residential market with units ranging in price from $600,000 to $700,000, Legacy Landing is located in Sacramento’s exclusive Pocket neighborhood. A modest development at just 13 units, Legacy Landing’s units feature high-end Viking appliances, granite countertops and Kohler plumbing fixtures. “We’ve included things that none of the other builders in the Sacramento area include,” says Takhar.

The homes also integrate the latest in smart home technology. Crowne offers a basic package on all units complete with the built-in infrastructure necessary for future customization. “There’s a certain minimum package we offer on every home, which includes a lot of features people can add on to in the future,” says Takhar.

While the project was initially delayed by a holdup at the municipal level, construction has proceeded on schedule ever since. Crowne is nearing completion of all 13 units, with all but two already spoken for.

In Natomas, California, Crowne has a very different sort of development in the works. Aimed more toward the middle of the residential housing market, Romanesque is located just minutes from downtown Sacramento.

The Romanesque property was initially developed by another builder, which poured foundations before becoming mired in government regulation surrounding the area’s floodplain status. Crowne bought the finished lots in 2015, waiting out the building moratorium and modifying the original plans to better fit the tastes of today’s market.

“What customers want is always changing. What they wanted in 2007or 2008 is quite different from what they want now. It would be easier for  us to keep building the same house over and over again, but it wouldn’t sell,” says Takhar.

The 21-unit Romanesque development features units priced between $400,000 and $500,000,  Units range in size from 2,094 to 3,553 square feet, with five floor plans to choose from.

Crowne has several projects in the due diligence phase for 2017 including midrange as well as higher-end projects slated for development next year. “We believe in well located in-fill development,” Takhar explains. “Being in a larger metropolitan area, a larger segment of the population can acquire a home in the $450,000 to $700,000 price range.”

Finding a niche

The housing market is doing far better than it was at the height of the recession, but Takhar says it’s still lagging behind in some areas. “It’s an OK market; prices are slowly increasing, but along with that comes an increase in governmental agency fees and hard costs to build. There is also a major labor shortage with subcontractors, which I think is partly due to a lack of young people wanting to learn the trades,” he says.

Crowne has been venturing further from Yuba City in recent years, but Takhar says that our growth is not likely to expand more than an hour or so drive away from Sacramento. “We’re already outside of our backyard and I’m comfortable   and do not plan  to go any further out as it would take quite a learning curve because you really need to learn about a particular market beforehand to be successful,” he says.

With nearly 30 years in residential development under his belt, Takhar is beginning to eye retirement. The company will remain under family ownership, with Takhar’s sons Gurj and Amar both becoming involved in the business over the last four years.

Reflecting on decades in the business, Takhar has developed a very specific idea of what it means to be a successful residential developer. “With homes, it is the largest purchase most people will ever make, so we strive to keep clients happy and deliver a superb product for a reasonable price,” he says.

With an approach rooted in custom building and emphasis on client satisfaction, Crowne Development Inc. will continue to provide quality homes to customers throughout greater Sacramento for years to come.
