Fortune 500 companies Sprint-Nextel and YRC Worldwide call Kansas’ Overland Park home, so it’s no surprise that the city is the second most populous in the state. More importantly, though, Overland Park’s proximity to Kansas City gives it a mix of urban amenities, which are tempered by the comforts of suburban life, such as a wealth of parks and a selection of top school districts.

The Village at Mission Farms (The Village) sets a high bar for competing mixed-use developments with 212 luxury rental apartments and a bevy of amenities for both work and play. The apartments range from an efficient 534-square foot studio to a sprawling 1,48Neighbors Construction Company Inc.2-square foot two-bedroom, two-bathroom unit, complemented by 14,000 square feet of retail space for commercial tenants. A six-story parking garage anchors the development, which wraps around a central courtyard and clubhouse in a singular, continuous structure.

Amenities at The Village include secured access and a community clubhouse that offers a 24-hour fitness center staffed by a massage therapist and a full-time personal trainer, offering a free boot camp class weekly. The clubhouse also offers a gourmet kitchen to host monthly cooking classes, a dry sauna, a tanning room, a yoga studio, multimedia center and, of course, a coffee lounge.

The residents-only central courtyard boasts a saltwater pool complete with a gradually sloping wading area, as well as a botanical garden, barbeque area, fire pit and dining area for outdoor entertaining. Inside the units, tenants will find expansive closets, granite countertops, stainless steel plumbing fixtures and appliances, in addition to balconies and a separate laundry room with in-unit washers and dryers.

Top-quality, Every Time

Building such an amenities-packed structure presented plenty of challenges, calling for a team of experts. This is why Caymus Real Estate LLC (Caymus) and Land Development Strategies LLC, co-developers on The Village, tapped Neighbors Construction Company Inc. (NCCI) to oversee The Village as the project’s general contractor. “We have an abundance of multifamily work in our portfolio, which is a major differentiating factor from the competition,” asserts Ryan Neighbors, vice president at NCCI.

The company is worthy of Ryan’s gloat, as NCCI has built many multifamily residential developments in its 58-year history, as well as complicated mixed-use projects like those at Mission Farms. NCCI provides the gamut of general contracting, design-build and risk management services, leveraging decade-long relationships to guarantee a quality product and a positive development experience for each client. The key is NCCI’s inimitable approach to construction, which has remained constant. Each member of the NCCI team maintains that the success of every project hinges on hard work, innovative scheduling and maintaining loyal ties with reliable subcontractors.

“This project was a little more difficult than some of the others we have worked on because it’s one continuous building,” expands Ryan. “We worked hard to find the best way to sequence work so that everything would be finished at roughly the same time.” NCCI crews began with the building slab-on-grade work at the same time as the development’s parking structure. This allowed crews enough room to begin work on the surrounding portions of the structure while the parking garage was being built.

Effective, Efficient

Construction broke ground in April 2011, and NCCI arranged the schedule so that crews could work efficiently around one another. NCCI’s detailed scheduling allowed the first phase of apartments to open for occupancy ahead of the project’s December 2012 final completion date. The first phase includes 60 units, most of which were leased by the time the units opened for occupancy in summer 2012. The remaining units were turned over to the owner in stages.

NCCI aimed to ensure the first phase opened without a hitch. “These days, everyone is doing a lot more with less,” admits Ryan. “We were very lucky, though, to be able to bring on prime contractors who have all worked with us and understand the pace of the project.”

The Village sits on just 3.5 acres of a total 20 acres that Caymus and LDS will continue developing. The powerhouse team will add a total of 17 townhouses, 100,000 square feet of retail space, a hotel and up to 90,000 square feet of office space when all is said and done.

In addition, The Village’s strong leasing activity is a sure sign that mixed-use, multifamily residential development won’t slow down anytime soon. The Village’s seamless success was due in part to the fact that it was not NCCI’s first rodeo.

The team at NCCI previously completed work at the nearby Mission Farms development in 2006. The development offers 60 luxury condominiums, 60,000 square feet of retail space and 30,000 square feet of office space, all of which was fully leased by late 2010.

For years to come NCCI will be able to rest easy knowing its involvement in the multifamily market is far from over. The success of projects like The Village at Mission Farms underscores the growing demand for developments with plenty of attractions within walking distance. In the process, Neighbors Construction Company Inc. will leverage a strong reputation built on 58 years of dedicated service to see that every project exceed the developer’s expectations.
